The number worth reading quietly
In Dubai, numbers often arrive with enough force to drown out everything else. In July, the market recorded AED 56.10 billion in total activity and 13,930 sales, an increase on June and undeniably meaningful.[1] Yet when I work with an Italian individual or family, my first thought is never the record itself. It is understanding what lies behind it: the choices, timelines, areas, projects and, above all, the lives that are moving here.
A city reveals itself in the morning
That is why I prefer to look at Dubai when its rhythm is still simple. A neighbourhood coffee, a lift in a residential building, the school run, someone working from a laptop in a bright lobby. These may seem like small details, but they say more than a price map ever can. A property is not only square footage; it is how a day begins, the time it saves and the room it creates for better relationships.
Demand does not live on the waterfront alone
July’s figures also show a sharp increase in mortgage value, which rose to AED 17.50 billion.[1] This is not an automatic answer to the question, “Where should I buy?” It is a useful reminder that the market is made up of people and capital working to different horizons. Some are looking for a home to enjoy, some for a second international base, some for rental income and others for an option for the future. Blending these goals together is the quickest way to make the wrong choice.
Four questions before the property
The right conversation always starts before a viewing. At what stage of life will this home enter? How many weeks or months a year will it be used? Which neighbourhood makes the desired daily rhythm feel natural? And what level of financial and personal commitment genuinely leaves room for peace of mind? I would add a fifth: if the market stopped making headlines for a few months, would we still want this home? If the answer is yes, the thinking is beginning to rest on firmer ground.
From capital to life
People arriving from Italy often need to make a mental shift. This market is fast, international and highly visible. But a good decision is not born from the rush to follow momentum; it comes from creating order. Budget, payment structure, services, completion dates, community rules, property management and potential use should become one coherent story. That is what turns a purchase into a life project—or an investment one can truly understand.
Patience is a form of value
July’s data tell us that Dubai remains an active city. They do not, on their own, tell us which home is right for us. The difference comes from the time spent listening, comparing and viewing with care. I believe the most meaningful value is not only what appears in a report: it is opening a door, seeing your own space and feeling that the choice has made life a little simpler, freer and closer to what you set out to build.
