Dubai is not immune: how to read real estate during geopolitical risk

15 Sep 2026

The phone call that changes the tone of the day

This morning, before my usual coffee, I received the kind of question that has become more frequent in recent months: “With what is happening in the region, does it still make sense to look at Dubai?” It is a legitimate question. The serious answer is neither yes out of enthusiasm nor no out of fear. The answer is: analysis must become deeper, because a strong market remains interesting only if it is read with method.

The data shows strength, but also a tougher context

Dubai continues to print important numbers: Dubai Land Department reported AED 252 billion in real estate transactions in the first quarter of 2026, while the week from September 7 to 11 exceeded AED 10.67 billion in transactions according to figures reported by the press. At the same time, international news describes a Gulf under pressure: airport infrastructure, logistics and ports have become part of the strategic discussion, not just a distant background to real estate.

The turning point is that Dubai must be assessed as a system, not a slogan

In easier years, saying “Dubai is growing” was enough for many buyers. Today that sentence is not enough. If air traffic, trade routes, energy costs or tourism confidence are stressed, not every district reacts in the same way. The best properties are connected to real demand, usable services, solid developers and communities that already work. The weaker assets depend only on the story of the next record.

What this means for investors buying from Italy

For Italian investors, the point is not to leave Dubai aside. The point is to stop looking at it as one uniform market. In a more nervous geopolitical phase, liquidity matters more than renderings, developer quality weighs more than the payment plan, and the entry price must leave room even if resale takes longer. Those who buy well can still build value; those who buy only because they fear missing the train may discover too late how expensive urgency can be.

Why Rema Living matters precisely in this phase

Rema Living exists to do this work before the purchase: reading the project inside the district, inside the market cycle and inside the macro context. We do not sell the idea that Dubai is immune to everything; we help separate robust investments from deals that work only inside a sales presentation. If you want to assess an investment with real numbers and scenarios, you can book a meeting with Rema Living.

The operating check to make this week

Before moving ahead with any proposal, ask three things: how many comparable units are really for rent or sale in the same area, how long it currently takes to rent or resell a similar property, and what discount still makes the deal work if the market stays sideways for twelve months. If an investment sheet cannot withstand these three questions, it is not a defensive investment. It is only a well-dressed bet.
