Why everyone asks about service charges
When you assess a home in Dubai, the purchase price is only the first number to check. The same question often appears in conversations among first-time buyers: what are service charges? It is a simple question, but the answer can change a property’s real return.
A simple definition
Service charges are annual fees paid by the owner to manage, clean, maintain and repair the shared parts of a building or community. They may cover security, cleaning, lifts, common areas, insurance, administration and a reserve fund for future work. The amount must be approved by the Real Estate Regulatory Agency, known as RERA.

An example costing AED 14,000 a year
Imagine a 1,000-square-foot apartment with an illustrative rate of AED 14 per square foot. The annual bill would be AED 14,000. This is only an example: the rate changes according to the building, the facilities, the unit’s use and the relevant year.
Why they change your return
If the apartment produces AED 80,000 in gross annual rent, that AED 14,000 must be deducted before internal maintenance, vacant periods and management costs. Two units with the same price and rent can therefore leave their owners with very different results.

How Rema Living helps
Before recommending a property, Rema Living compares the annual cost with the actual facilities, the building’s history and the achievable rent. A low rate is not enough: the management must also protect the property’s value. You can book a meeting to review the complete figures with us.
What to check before buying
Ask for the approved rate for the current year, the latest invoice and confirmation of any unpaid amounts. Then verify the figure through the Dubai Land Department Service Charge Index or the Dubai REST app. Only then should you multiply the rate by the unit’s correct area and include it in your net-return calculation.
