In Dubai, You Evaluate a Neighbourhood on Foot, Not from a Brochure

17 Sep 2026

The neighbourhood starts outside the lobby

When I accompany an investor on a property visit in Dubai, the most useful part often begins after we have seen the apartment. We leave the lobby and walk for twenty minutes: we look at who actually lives in the buildings, whether people use the pavement, how far the supermarket, school or bus stop is, and how traffic moves during normal hours. A brochure can describe a pool, gym and view; it cannot prove that a place works every day. Before discussing the projected return, I want to understand whether someone would choose to live there even without a launch discount.

The numbers show that selection has already begun

The latest data help us read the market without alarmism. In the twelve months to 14 September 2026, Dubai registered 184,304 residential sales worth AED 495.5 billion. Transaction count was 8.3% lower than in the previous twelve months, while the median price of completed homes rose 6.6% to AED 1,736 per square foot. Off-plan accounted for 69% of sales. Dubai Land Department also reported 104 projects completed in the first half of the year, adding 24,537 units, more than 36% above the same period in 2025. This does not mean Dubai has stopped growing; it means buyers now have more choice and must select more carefully.

The turn: returns do not live in a spreadsheet

Two apartments with the same purchase price and projected rent can produce very different results. Service charges, management quality, vacancy periods, parking, commuting time and competition from upcoming handovers all change the outcome. Gross yield is an opening photograph; liquidity and repeatable demand are the full film. In a phase with substantial new supply, a slightly less spectacular home in an established, lived-in neighbourhood may protect rent more effectively and find its next tenant or buyer more quickly.

For an international investor, repeatable demand matters

The right demand is not created by a launch campaign. It returns every month: residents working nearby, families looking for services, professionals wanting simple connections and companies renewing leases. I assess it through five signals: actual building occupancy, open local businesses, peak-hour accessibility, the condition of common areas and the volume of similar units due to arrive. These factors affect net return more than many aesthetic details. For an investor making decisions from abroad, they are also the best protection against buying on enthusiasm alone.

Everyday life and local services in a Dubai residential neighbourhood

Why Rema Living starts on the ground

At Rema Living, we never present a project as an isolated product. We compare it with delivered buildings, achieved rents, recurring costs and the area's future supply. Our role is to turn data into a clear decision: how much capital to commit, which time horizon to choose and which risks to accept. If you want to assess a neighbourhood or an opportunity using this method, you can book a meeting with Rema Living and start from real objectives, numbers and constraints.

The practical rule of three visits

Before buying, visit the area three times: in the morning, during the evening commute and after dark. Walk the route to the main services, measure how long it takes to leave the community by car and ask to see at least one occupied building in the same market segment. Then recalculate the return after deducting service charges, management, maintenance and a prudent vacancy allowance. If the investment still makes sense after this check, you have a concrete basis. If it only works in the brochure, it is not yet a decision.
